While according to official statistics there are 2.5 million vacant units in the country and the implementation of the tax law on these units is delayed every day under the pretext that the president of the union of real estate consultants says that vacant houses belong to private individuals, banks and state-owned companies.

The government's barren policies cannot stop speculation in this market either, and they blame all the blame on the growth of parallel markets and the confusion of liquidity.

Therefore, this interpretation of the statements of the officials can be taken; As long as there is liquidity, no one can do anything to meet the minimum needs of the people, one of which is housing, and housing can only be the right of the liquidity holders and those who direct it.

While the officials were busy giving advice to buy a house and not to buy a house, in just one month, each square meter of housing in Tehran increased by nearly two million tomans.

According to the official report of the Ministry of Roads and Urban Development; In July, the average price per square meter of a residential unit in Tehran was estimated at twenty million nine hundred and eighty-six thousand tomans, which compared to last month when the average price per square meter of a residential unit was nineteen million seventy one thousand tomans, an increase of about one million and It shows nine hundred and fourteen thousand tomans.

As a result, the average price per square meter of a residential unit in Tehran has increased by ten percent in July compared to June. Also, the average price per square meter of a residential unit in July of last year was thirteen million six hundred and fourteen thousand tomans, which has increased by seven million three hundred and sixty thousand tomans per meter in one year. In other words, the average price per square meter of a residential unit in Tehran in July compared to the same month last year, has increased by fifty-four and one percent.

In other words, from July last year to July this year, the average housing price has increased by about twenty thousand tomans per day. So every day that people delay their purchasing power in the hope of improving the economic situation, their purchasing power decreases. In the meantime, the amount of salary increase up to 20% and the housing fee is 300 thousand Tomans. ‌

From the beginning of the government of prudence and hope, apart from the emotional speeches about discovering the damage of Mehr housing to the economy in previous governments, the only action taken for the housing market was to stop the high-rise construction and complete Mehr housing. Supply was so low that whatever they produced was hoarded.

To combat hoarding, the tax on vacant houses is scheduled to be implemented in the summer of this year, but according to the Tax Affairs Organization, the system of identifying vacant houses has not been completed yet, and on the other hand, the parliament does not accept tax rates and believes that these rates They are not deterrents and should increase tenfold.

Meanwhile, disagreements between the government and parliament over setting tax rates and not connecting other systems to the real estate and housing system have delayed the implementation of the law, which is only in the interest of speculators.

Mostafa Gholi Khosravi, president of the Union of Real Estate Consultants, said about this increase in housing prices: "Apart from the issue of parallel markets affecting the housing market, the most important factor in increasing housing prices is the lack of supply." In addition to the lack of supply, we also face housing hoarding.

He continued: "Smallholders can never be agents of hoarding, and vacant homes definitely belong to certain individuals, banks and government-affiliated companies."

The head of the Union of Real Estate Advisors stressed that the strict implementation of the tax on vacant houses can be effective in reducing the number of hoarded units, saying that the tax rate should be deterrent and, more importantly, that the identification of vacant units should be done properly.

Khosravi added: Connecting the postal code to the national code can not be effective in identifying vacant houses, basically it can not help to identify. Officials should not go astray; A license plate is a registration that is important and without which no action can be taken.
