In our country, in the last few decades, many factors have contributed to the irrational increase in housing prices, but perhaps the most important mistake in this regard was to float people and create grounds for their migration to big cities like Tehran, so that in a short time a population of three million It increased the capital to eight million people; Add to this the mistake of using economic, social, and political abuses, and it can be said that not everyone who could be abused in any area of ​​housing has avoided this, and examining the ownership of large buildings can be a reason for this. Claim. Of course, changing people's beliefs was not without its effects. In the past, it was not important to be a landlord or tenant in a family system, and even a tenant was referred to as a "tenant and tenant." This issue gradually became important in the following years and even became one of the positive parameters for marriage, and this increased the speed of construction in big cities. Improper implementation of such projects has not only posed serious challenges to the housing sector, but has even had a negative and significant impact on areas such as agriculture, animal husbandry, and rural employment, and has led many to move to work and study in other cities. Of course, no one denies the role of education in the growth of societies, but nowhere in the world, even in developed countries, is it necessary for everyone to enter university and for everyone to choose a lifestyle based on their professional needs. Finally, it seems that the increase in housing prices in our country is influenced by many factors, the most important of which is ignorance and profiteering, and this structure must be properly structured to balance the supply and demand system in different parts of the country.

Facilities should be provided for mass production

None of them worked, it was considered an achievement of that time. They also obliged the banking system not to provide facilities to the construction industry, which generates 1,200 jobs and is responsible for seventy percent of the country's employment, and if the cost of social security was 250 tomans per square meter, it would be 40,000 tomans per square meter. As a result, investment in this sector has declined sharply, and the government has not taken any action in this regard, and in the end, what we are witnessing today has happened.
Most governments over the years have had no codified operational plan in place, and the most important reason is inadequacy, lack of planning, and lack of foresight. In addition to all these problems, the spread of the coronavirus, which has affected all areas of production and trade, must also be considered. What seems to be happening is that despite all these problems, the country's construction industry is still alive and well. However, housing activists are doomed to production and housing cannot be imported like many other goods. We need to support entrepreneurs in this area and encourage the mass builder to re-establish the country's housing industry. Facilities with single-digit interest rates and the reduction of institutions and agencies that hinder the construction and development of the housing industry are the least that can be done to strengthen entrepreneurs in this area. While we face the most cowardly sanctions, we see that the cost of licensing in some cities has increased by as much as 60 percent. The loan and the facilities that are being talked about should not only lead to the inclusion of news in the media and the beautification of the headlines, and the entrepreneur should feel it in a practical way.
It is enough for the government to reform its structure; Launch the Housing Bank facility and provide land. With these measures, we will be able to key the construction of two to three million housing units in the first phase in forty days. It is natural that as the production and pre-sale of healthy housing in the country increases, it will have a direct impact on reducing its price.
